What is your typical lead time?
Design Concept and Construction Documentation packages typically begin within 2-4 weeks of booking. Full-Service Design, Planning & Execution projects require a 6-month lead time minimum.
How is square footage defined?
Square footage is calculated based on total heated, finished living area, measured to the exterior wall faces. Garages, unfinished basements, and covered porches are not included in the calculation.
Why is there a 3,500 sq ft limit?
The 3,500 sq ft cap keeps our flat per-square-foot pricing accurate and predictable. Larger projects involve more complex systems and coordination, so they’re quoted individually rather than at the standard rate.
What counts as a round of revisions?
A round of revisions means one consolidated set of change requests reviewed and applied to the plans or renderings. Each package includes 2 rounds; additional revisions beyond that are billed hourly.
Can I upgrade tiers after starting?
Yes. If you upgrade from a lower tier to a higher tier before your project is complete, 100% of what you’ve already paid is credited toward the new tier’s price.
